Buying Off-Plan in Israel from Abroad: How I Keep Your Project on Track

Buying an apartment off-plan in Israel means making decisions long before you receive the keys. When you live abroad, following up on those decisions can become a project in itself.

Who communicates with the builder? Who checks the bills? And how do you stay informed without having to chase everyone yourself?

In this video, I explain how I help my clients manage the process while keeping them involved in the decisions.

One point of contact

I stay in close contact with the construction company, your lawyer, and the Shinui Dayarim architect—the professional who coordinates buyers’ design changes within the development.

Once your selections are finalized, I become the main point of contact for communication with the builder and suppliers. I follow up on outstanding questions, coordinate with the professionals involved, and help resolve discrepancies when something doesn’t match what was agreed.

Checking bills before you pay

Changes and upgrades can involve several quotes and invoices. Before you make payments, I review the bills from the builder and suppliers to check that they reflect the agreed work and selections.

Small mistakes can happen. Identifying them before payment can help avoid unnecessary costs and time spent sorting things out later.

Keeping decisions on schedule

Off-plan projects have deadlines for design changes and selections. I track these dates and remind you when a response is needed, helping you make decisions in time.

When necessary, I also translate key documents into English so you can understand what you’re being asked to approve.

Knowing where things stand

I keep project information in a shared file accessible through Google Drive, including photos, comments, and summaries of meetings and calls.

This gives you a place to review progress and refer back to previous decisions. In the video, I show you the spreadsheet I use and explain how it works.

Preparing to receive your home

When the apartment is ready, I help coordinate the handover and initial inspection with the builder, including follow-up on issues identified at that stage.

My role throughout the process is to keep the work coordinated and the information clear, so you can make informed decisions about your home—even from abroad.
